Whether you sell on your own or decide to hire an agent, build a plan for the work that happens after a buyer notices the home.

Pricing & presentation

Review recent comparable sales, active competition and condition. Decide which repairs, photos and property details will help buyers evaluate your home.

Inquiries & showings

Plan how you will respond, screen appointment requests, protect personal information and verify financing without making assumptions about a buyer.

Offers & closing

Review contingencies, dates, disclosures and closing responsibilities. Involve qualified legal and title professionals when you need help with contracts or requirements.

Focus on what you keep, not just the price.

Change every allowance to fit your home and agreements. The numbers below are examples, not typical Ohio fees or a comparison of agent versus owner results.

Get title, transfer, recording and tax-proration estimates.
Enter only what you agree to. Compensation is negotiable.

Entered selling costs, excluding payoffs

Avoid double-counting a repair paid directly and a buyer credit for that same repair. Confirm loan payoffs and tax prorations with the title team. No standard commission rate is assumed; compensation is negotiable and must be agreed. Moving costs and income or capital-gains taxes are not calculated.

Before you list on your own.

A short readiness check can show where you want outside help.

Use this as a personal checklist. Nothing is submitted or saved when you check an item.

FSBO questions, without the pressure.

Explore the choices and decide what support makes sense for you.

Will selling without an agent guarantee that I save money?

No. Your net depends on the sale price, preparation, time, credits, closing costs and any compensation you agree to pay. Compare complete estimates rather than assuming a fixed saving.

Do disclosure requirements still apply?

Selling without an agent does not itself create an exemption. Ohio has residential property disclosure requirements for many transfers, with exceptions. Review the Ohio statute and ask a qualified professional how it applies to your sale.

What if the buyer has an agent?

Clarify representation and any compensation arrangement in writing. Do not assume a particular rate is required or that a payment obligation exists without reviewing the agreements.

Can I talk with Annette before choosing a path?

Yes. Ask for her view of the local market and what a listing arrangement would include. Discuss services, responsibilities and compensation before entering an agreement.
